General Information
We make a sincere effort to be good landlords. We maintain our apartments to give our tenants a nice place in which to live and respond to requests for repairs quickly. When you take possession of the apartment, you will find it clean and recently painted.
In order to assure that we rent to good tenants, we do a thorough check of our applicants. To help you determine if you would be considered for tenancy, review the criteria listed here.

Income & Credit

We look for tenants with a positive credit history who have a minimum gross monthly income equivalent to around three times the monthly rent of the apartment. Preference is given to those applicants who meet minimum income levels and have a debt to income ratio of 40% or less. If you are curious about your debt to income ratio, click on the DEBT/INCOME WORKSHEET tab to calculate your D/I ratio. Be sure to take into account all your sources of income including any interest from savings and all your regular monthly payments. If you do not meet the debt to income ratio guidelines, do you have savings sufficient to cover rent payments for the duration of the lease?

Do you have positive references from your current/previous landlord(s)? We rely heavily on your current landlord's opinion of you as a tenant.
- Did you leave (or are you leaving) your current residence on good terms.
- Have you been involved in tenant/landlord disputes?
- Would your current landlord rent to you again?

We are sorry, we do not accept dogs but may consider up to 2 indoor cats with good references!

Smoking

We prefer non-smokers. However, if you are a smoker, are you willing to smoke outside? Or, if you are a smoker who wants to smoke inside, would you be willing to pay the costs of repainting the apartment when you vacate it?
